自用住宅土地增值稅3大節稅工具大比較！
桃園縣政府地方稅務局表示：立法院12 月11 日三讀通過「土地稅法第34 條修正草案」，新增「一生一屋」的自用住宅土地增值稅10%優惠稅率，有很多民眾對「一生一屋」與「一生一次」優惠稅率及重購退稅之差異不清楚，來電詢問何者較有利？
該局表示，3 種節稅方法以「重購退稅」最划得來，因為政府會退還繳過的土增稅，等於免稅，所以限制比較嚴格，須符合2 年內，重購自用住宅用地，及新購土地之地價，必須超過「原出售土地地價」，扣除「已繳納土地增值稅」後之餘額等條件，且須被管制5 年內，不能移轉或改作其他用途。所以，無法適用該退稅規定之換屋者，僅能選擇適用「自用住宅用地優惠稅率」來繳納土地增值稅。
